The realtor I am working with has heard from other lenders that they do not approve manufactured homes off of dirt roads. I looked in our June 2015 NLC underwriting guidebook, and I don't see anything about dirt roads as an overlay to MH. I want to make sure I am not missing anything. The question is - do we do lending for a manufactured home that is located off of a dirt road?

We should be fine. The road just needs to be accessible by common emergency vehicles at all times throughout the year.
Things to take into consideration:
If privately maintained we would need a copy of the private road maintenance agreement (if one does not exist we would need the client to create one and get all the neighbors to agree...which is a huge pain in the rear)
If it is a two-track going up a mountain....it's not going to fly.
